Minutes

Lisa Smith, secretary. The minutes of the April 14, 2026 meeting were approved by text on May 1, 2026 and have been posted on the website.

Announcements

• The last two months have been busy getting ready for the summer season. Repairs to the pool plumbing, the dock, the parking lots, and the driveway are finished or underway.
• The county has sent an update on the water project.

Treasurer’s report

Patty Pino, for March 1, 2026 through June 5, 2026.

Banking

• General fund: $97,021.26
• Reserve and boat dock: $52,344.02
• Savings: $18,350.59

Income

• Boat slips: $20,150.00
• HOA fees: $120,551.59
• Resale document fees: $400.00 (Dukes and Easterday/Morris)
• Capital contribution: $1,500.00 (Dukes, Easterday/Morris, and Cushman)
• The report also records $142,502.75, and a gross profit of $142,552.17.
• Outstanding dues: $20,596.62
• Total expenses: $41,071.46

Boat and reserve account

• Siamack Bahrami, loan for the dock: $5,000. Balance outstanding: $55,000.
• Refund of the Bahrami boat slip, under the agreement: $1,200.
• Bayshore Marine: $4,125, for tamping down raised moorings.

Water

The well has had no issues to report since the new company took over.

County water was updated from the June 15, 2026 meeting. Bill, Lynne, Keith, and Janie attended. The plumber contact is Action Site Work / Selby Family Plumbing.

Pool and warehouse

• Starlink will be installed for internet and security.
• The pool plumbing still needs to be resolved.
• A sign will be added at the pool door asking residents to lower the umbrellas when they leave. The board will consider a sign that reads “Trespassers will be prosecuted.”
• A request was made to install a handrail in the large stall of the women’s bathroom.

Lawn care

The board is satisfied with the landscaping service.

Wetlands

• A phragmites cut will be scheduled. The board suggested buying a community weed trimmer.
• Sand still needs to be removed from the boat put-in where the cement is. Craig will contact Joy Birch at the county first.

Web and communications

• Craig is handling the security cameras.
• The directory has been updated with the new neighbors.
• The text chain is working for emergency contact.

Architectural review

• The townhouse parking lot repairs are finished, and the board is satisfied with the workmanship.
• The letter will be resent to townhome units 47 to 50 for safety repairs, power washing of mold, and exterior maintenance.
• A letter will be sent to Marini about the grass and the landscape.

Kayak and paddleboard storage

The board again asked whether this can move forward. John Rego will work on the project.

Boat dock and yard

The boat dock is full, including the jet skis. Final notices were mailed to owners with unpaid boat storage yard fees.

Driveway, dumpsters, and burn pile

• Drain field signs still need to be installed.
• The pool and dumpster road still needs gravel to fill potholes and smooth the rough areas.
• Drought conditions will delay an early burn. Janie is following the burn pile.

New business

• Speeding on Marina Drive has been resolved.
• Real estate questions will be answered with links on the website and a welcome letter, so new residents receive a fuller welcome.
• A meeting with the county supervisor about the water project will be scheduled sometime in July.
